I Handed My Son An Envelope And He Refused To Let Me Through The Door2

Raymond didn’t shout. He stepped into my kitchen, glanced at my boots by the door, and set his folder on the table. Inside was a loan agreement for one hundred sixty thousand dollars, signed by Garrett and guaranteed by Raymond. The bank’s notice had reached him last week, and the property description named me on the original deed, not Garrett. Garrett stared at the floor and admitted everything. Two years earlier, after a restaurant investment collapsed, he had copied my signature from an old contract, filed a false transfer, and borrowed against the house. He had told Raymond it was his.

Preston arrived within the hour with a notary and a stack of forms. He explained that the transfer had a notary stamp from a woman who retired the year before, which proved it was false, and a signed fraud affidavit would let the county void it. The bank’s lien would fall with the deed. Garrett and Raymond still owed the loan itself, though, because they had both signed for it. I looked at my son and felt something close to grief. Then I told him what I wanted. Not handcuffs. Truth, and a plan he could keep.

Allison walked in while Garrett was signing his confession. She had believed every word he told her, and she sat down without screaming and covered her face. Raymond looked at my jacket, then at me, and said his father laid bricks for forty years and would have been proud to shake my hand. Garrett would repay the loan on a fixed schedule, and the affidavit stays unfiled as long as every payment arrives on time.

The envelope in my truck held a letter offering Garrett the house at a fair price, with his rent-free years counted as credit. I tore it up that night. Months later, he showed up at my roofing job in dirty boots and carried shingles all day without complaint. He pays rent now, on the first, and the lawn is still perfect.
